Rules for Beachside Holiday Park

These Park Rules are in place for the good management and enjoyment of Beachside Holiday Park. These rules form part of the Licence Agreement that is a contract between us for your occupation of a pitch on the park. They should be read alongside your Licence Agreement.

The Park Rules do not affect anything to which you are entitled under the terms of your Licence Agreement. Anyone using the Holiday Home should be made aware of the Park Rules. The rules set out below are the Park Rules referred to in your Licence Agreement. You are reminded that a breach of these rules by anyone using the Holiday Home and Park is a breach of your Licence Agreement and could result in termination of your Licence Agreement.

 

1    Holiday Homes

1.1  Only Holiday Homes of proprietary manufacture are accepted, and they must always conform to the definition of mobile home or caravan under the Caravan Sites and Control of Development Act 1960 (as amended) and the Mobile Homes Act 1983.

1.2  Where originally manufactured according to either EN1647 or BS3632 homes must be kept and maintained to continue to comply. Wheels must not be removed.

1.3  Occupiers are cautioned against alterations to their homes which may inadvertently put them in breach of 1.1 and 1.2.

1.4  Any alteration to the home or extension to it (including the addition or replacement of a porch) is prohibited except with the prior approval in writing of the Park Management.

1.5  To keep in good repair and condition the caravan, equipment, and appurtenances applicable. Thereto including any additional porches and extensions. Any external repairs or refurbishments carried out should be in accordance with the original materials, finish, and Park Management approval.

1.6  Decks fitted to the holiday home must be in accordance with the style permitted by the Park Management and Park Owner.

1.7  You must have your Holiday Home gas checked annually by a certified gas safe engineer and a copy given to the Park.

1.8  Yearly proof of insurance must be provided to the Park.

 

2    The Pitch

2.1  Pitches must be kept clean and tidy, and gardens/ plant pots must not become overgrown with weeds. Rubbish or building materials must not be accumulated and the area under the home should be kept free from obstruction.

2.2  The erection of fences on the pitch is not permitted. Any fencing erected without express permission of Park Management will be removed.

2.3  The erection of or placing of storage sheds and other structures on the pitch is prohibited. One storage locker in keeping with the rest of the Park may be placed adjacent to the caravan holiday home subject to Park Management approval. Materials of a flammable nature must not be stored within. Storage lockers/ sheds erected without prior permission of Park Management will be removed.

2.4  Trees/ shrubs/ plants may not be planted on the Park by Owners. Potted trees/ shrubs/ plants are permitted on and around your pitch. However, should potted plants cause disruption to services such as strimming, mowing or maintenance they may be moved, or you may be asked to place them somewhere else on the pitch. Whilst the utmost care is taken while maintaining the Park, any potted plants placed around the pitch are placed there at the Owner’s own risk i.e. the Park is not responsible for any accidental damage caused to them whilst maintaining the Park and it’s grounds.

2.5  Air drying clothes/ laundry outside is not permitted. The erection and use of washing lines or rotary clothes airers outside are not permitted. A tumble dryer is available in the laundrette.

2.6  Access to services i.e. gas, water, electric and sewerage must always be maintained.

2.7  Materials of a flammable nature must not be stored underneath the holiday home or deck.

2.8  Flags/ banners etc. cannot be displayed permanently or temporarily without prior permission from Park Management.

2.9  Any ornaments/ decoration/ furniture around holiday homes/ on or around decks must be in keeping with the rest of the park. At the discretion of Park Management, ornaments/ decoration/ furniture deemed unsuitable will have to be removed. Should any ornaments/ decoration/ furniture placed on or around the pitch cause disruption to services such as strimming/ mowing/ maintenance they may be moved, or you may be asked to place them elsewhere on the pitch. Whilst the utmost care is taken maintaining the Park, any ornaments/ decoration placed around the pitch are placed there at the Owner’s own risk i.e. the Park is not responsible for any accidental damage caused to them whilst maintaining the Park and its grounds.

2.10  Outside furniture cannot be left on the grass. All outside furniture used on the grass must be stored in the holiday home when not in use.

2.11  No coloured or flashing decorative/ fairy lights are permitted on the Park/ wrapped around decking. Any decoration lighting such as white fairy lights, white solar powered lights may be added only with prior permission from Park Management and must be turned off while not in use (not left on overnight or when the holiday home is unoccupied). Lights should not be mains powered or exceed 12volts. Any decoration lighting that is deemed to be causing a disturbance or is a nuisance to other Park users will have to be removed/ taken down.

2.12  Tents/ marquees/ canopies are not permitted except with prior permission of Park Management.

 

3    Cars & Motorbikes

3.1  Not more than 1 car is permitted for each Holiday Home and must be parked in the allocated parking space. Visitors are to park where authorised by Park Management.

3.2  Only private cars & motorbikes, taxed & insured as such, are permitted on the Park. Work vehicles, branded vehicles, large commercial vehicles, trailers, or campervans will not be permitted on the Park. If these are your only means of transport, they must be parked off the Park or have the express permission of Park Management prior to entering the Park. (Requests may be asked for in writing).

3.3  The speed limit of 5 mph must be strictly observed, and drivers must not cause a nuisance through excess revving of engines, warming up periods or otherwise. Any one-way system must be observed.

3.4  Driving is not permitted on the park 11pm to 6am except in an emergency or with prior permission from Park Management.

3.5  Parking or driving on the grass is not permitted at any time.

 

4    Animals

The keeping of any pet or animal whatever nature is at the absolute and unfettered discretion of the Park Management whose consent must be requested before the pet is brought onto the Park. If circumstances justify it, consent can be revoked at any time. Where pets are allowed:

4.1  Pets must be kept under proper control so as not to be a nuisance to others, cause any undue noise, disturbance, or fear.

4.2  Mess must be cleaned up immediately and put in the bins provided.

4.3  Pets cannot be left unsupervised at any time anywhere on the park.

4.4  Dogs must be on a secure lead whilst on the park unless exercising in the designated dog walking field.

4.5  Nothing in these Park Rules prevents you or any member of your party from bringing an assistance dog to the park.

 

5    Generally

5.1  Musical instruments, music, radios, televisions, and other appliances must not be used in such a way as to cause nuisance to others, particularly at night after 10pm.

5.2  Quiet times are between 10pm and 9am. Any disturbances/ noise that causes a nuisance to others during this time will not be tolerated and you may be asked to leave the Park.

5.3  Use of hose pipes and power washers are not permitted without prior permission from Park Management. Cars cannot be washed using a hose pipe/ power washer. Hot tubs are not permitted.

5.4  Open flames/ campfires are not permitted.

5.5  Firefighting and other safety equipment must not be interfered with or used except in case of emergency.

5.6  Each home shall have and keep a dry powder type fire extinguisher with a capacity of not less than one kilogram. Other types of extinguisher can be dangerous in a confined space.

5.7  Refuse and household waste must be put into bin bags and placed into the bins in the designated waste area. Anything other than household waste i.e. paint tins, bedding, furniture, crockery, broken tools, plant pots etc. is not permitted and will result in the bins not being collected by our waste collectors and you will be fined for the removal of the waste by the Park. If there is any uncertainty, Park Staff should be consulted.

5.8  The use of bikes, skateboards, scooters (non-electric), rollerblades etc are permitted however, if they are deemed to be causing a nuisance or noise disturbance or there is any concern, they may cause damage to property the user must stop the use in that area immediately when asked to do so.

5.9  For health & safety purposes, owners, guests, visitors, and any external contractors must sign in at Reception or via the ‘Sign In App’. Regularly failing to do this will put you in breach of your Licence Agreement and could result in the termination of your Licence Agreement.

5.10  Children must always be supervised by a responsible and competent adult in all areas of the Park (including the pond area's and river), and cannot be left unattended anywhere on the Park/ Holiday Home, even if they are familiar with it.

5.11  The amount of people in a Holiday Home at any one time must not exceed the maximum number of occupants for the Holiday Home. Anyone causing a disturbance at any time due to over occupancy will be asked to leave.

5.12  The Licence Agreement requires you to comply with the Site Licence. A copy of the Site Licence is always available at Reception. Please note that the Site Licence may be updated from time to time.

5.13  The Licence Agreement requires you to give us written notice of any work to be carried out by external contractors.

5.14  The Licence Agreement sets out our behaviour standards and they are important. You are responsible for your behaviour and that of your family, visitors, guests, and contractors whilst on the park.

5.15  Anti-social, aggressive, unruly, abusive behaviour towards other Park users, Owners and Staff will not be tolerated under any circumstances.

5.16  If there is a breach of the Park Rules, the action taken by the Company is at the discretion of the Park Management and Park Owners and will depend on the severity of that breach. If it is deemed necessary, there will be a formal verbal warning advising of a breach of the Park Rules. If there is a further breach of the Park Rules, a formal written warning will be issued. Further breaches of Park rules could result in the termination of your Licence Agreement.

5.17  The Holiday Home cannot be used as a permanent place of residence. Proof of your permanent residence should be produced when requested to do so by the Park Management. Using your Holiday Home as a place of permanent residence is a breach of the Purchase Agreement and Licensing Agreement which will result in the termination of your Licencing Agreement.

 

6     Letting your Holiday Home

6.1  A yearly Landlord’s Gas Safety Certificate is required for the Holiday Home. This must be displayed in the Holiday Home and a copy given to the Park.

6.2  You must have any fire extinguishers/fire blankets annually tested by a registered fire appliance inspector.

6.3  Smoke detectors and CO2 alarms are to be operational, in date and regularly tested.

6.4  We do not cover the general maintenance of your Holiday Home, if we are called out to deal with any issues other than an emergency there will be a charge. Examples of non-emergency issues could be (but are not limited to) a power cut within the Holiday Home, issues with the heating/ hot water/ boiler, issues with Wi-Fi etc.

6.5  The responsibility of the control of legionella is with the Holiday Home Owner and not of the Park’s. The water should be flushed through all pipes on a regular basis.

6.6  The responsibility of availability and booking of your Holiday Home, handing keys to your guests, cleanliness of your Holiday Home and advising of your Holiday Home location on the Park is with the Holiday Home Owner and not of the Park’s. If we are called out to deal with any issues regarding these there will be a charge.

6.7  The responsibility for the Health & Safety and the material state of the Holiday Home is with the owner and not the Park (including but not limited to) the entrance steps, the state and cleanliness which the Holiday Home is left in by guests.

6.8  For security reasons it is the responsibility of the Holiday Home Owner to inform the Park of their bookings and who is expected on the Park and for what duration. Anyone not expected to arrive may be asked to leave. Guests should also be informed about the Park’s signing in system prior to their arrival. Guests will be able to download the ‘Sign In App’ prior to arrival and input their information.

6.9  It is the responsibility of the Holiday Home Owner to inform the Guest of the Park Rules prior to their arrival. A breach of these rules could result on your Guests being asked to leave and could result in you being in breach of your Licensing Agreement.
